Essentials For Your Student Property

There are plenty of reasons why landlords choose to rent out their properties to students: You can make more money in a full HMO flat, demand never dries up, and depending on your insurance,  you can still receive rent even if your property is empty.  

Even though equipping your properties for students may seem like a hassle, there are really just a few essentials you need to remember. 

  1. White goods

    . The same principle applies here as students will likely not have a ridge they would like to bring with them to their university flat. This means that if you have quality white goods, you’ll likely attract more students. It is also worth making sure that accidents and/or breakdowns are covered with a comprehensive home insurance policy. 
  1. Kitchen essentials.

     As with the previous points, students tend not to want to have to purchase or travel with kitchen items, so these should be readily available in the flat. But don’t worry, you don’t need to break the bank. Just a few staples like pots and pans, baking trays, spatulas, knives, tableware, and cutlery. You should also have a table and chairs for dining. Anything extra or nonessential can be added by the students themselves.   
      
  1. Clothing storage

    . Your tenants will need somewhere to keep their clothes, so you should have a wardrobes, chest of drawers, or closet. Ensuring that you have a good place for storage in all bedrooms makes it easier for students to move in, and therefore makes your property more attractive.  
      
  1. Desks

    Although they may have a reputation for partying, students are really there to study, and they’ll need a place to get on with course work at home. Each bedroom should have a dedicated desk and chair.  

  
Non-essentials  

It is completely up to the landlord as to what else is included in the property, but you may find more people are interested in becoming your tenants if you have things like a sofa, TC, tables and chairs etc. Be sure to remove all other items that are personal and remember that everything in your student property should be durable as your furniture may become damaged or dirty due to its extensive use.
